French Alps vs Pyrénées: Where to Buy Ski Property in France

France has two principal mountain ranges with ski resorts: the Alps in the east, and the Pyrénées along the southern border with Spain. They are very different ski property markets — in price, altitude, season length, accessibility, and buyer demographics. This guide helps you work out which is right for you.

The French Alps

Altitude and Snow Reliability

The French Alps have resort villages sitting between 1,000m and 2,300m and ski terrain reaching above 3,500m on the glaciers of Val d'Isère and Les Deux Alpes. Altitude gives a longer ski season — typically late November to late April in the main Savoie and Haute-Savoie resorts, with year-round glacier skiing at select venues.

Resort Scale and Lift Networks

The Alps contain very large linked ski areas. The Trois Vallées (Courchevel, Méribel, Val Thorens, Les Menuires) links 600km of pistes on a single lift pass. The Portes du Soleil (Morzine, Les Gets, Avoriaz, Châtel) connects 650km across France and Switzerland.

Price Levels

The French Alps command higher property prices than the Pyrénées. In mainstream mid-market resorts such as Morzine and Les Gets, ski apartments start at around €200,000. In Méribel, Courchevel and Val d'Isère, entry-level ski apartments begin at €300,000–€400,000, and ski chalets regularly sell for €1 million or more. The premium reflects international demand, snow reliability, and the infrastructure of established resort villages.

Accessibility

Geneva Airport is the primary gateway to most Haute-Savoie and Savoie resorts, with direct transfers to Morzine, Chamonix, Megève, Méribel, Courchevel, and Val d'Isère. Chambéry and Grenoble airports serve further resort access. Most mainstream Alpine resorts are 60–120 minutes from Geneva by road.

The French Pyrénées

Altitude and Season Length

Pyrénées resorts typically sit between 1,400m and 2,000m, with ski terrain reaching 2,200–2,500m. The season is shorter and less predictable than the Alps — January to March represents the reliable core, with conditions varying considerably from year to year at lower altitudes. The trade-off is more sunshine: the Pyrénées typically enjoy more clear days per winter than the cloudier northern Alps, and the region has a warmer, more Mediterranean character at lower altitudes.

Price Levels

Pyrénées ski property is significantly cheaper than equivalent Alpine property. Ski apartments in Font-Romeu, Ax-les-Thermes, or Cauterets can be found for under €100,000 for a studio, and small chalets with mountain views are available from €150,000–€300,000. The Pyrénées offer a lower-priced alternative for buyers who want a ski property in France without the mainstream Alpine price level.

Accessibility from the UK

Toulouse-Blagnac Airport serves the central Pyrénées (Ax-les-Thermes, Cauterets, Bagnères-de-Luchon) — typically 90 to 120 minutes by road. Font-Romeu in the Pyrénées-Orientales is accessed via Perpignan Airport (around 1 hour 30 minutes) or Barcelona Airport (around 2 hours). The Pyrénées are significantly closer to Spain than to the UK, which influences the buyer and renter demographic.
